ALH2 is a 200 (+/-) lot single family subdivision comprised mainly of upscale homes. Almost all lots are built out. This lot has a 50 ft. powerline easement on it owned by Austin Energy (AE). AE has declined to allow improvements in its easement, however, this area may be fenced and used as yard area and storage. AE retains the right to access its easement. Therefore, only the left side (50 ft.) of the lot may be improved. Our analysis shows that a home of up to 3 bedrooms and 2, 500 sf may be built at the left rear of the lot, where a steep slope exists. The home should be built up on columns to achieve street level, as are other nearby homes on Ogden. The front left portion of the lot should contain adequate area to accommodate a 12 ft. wide driveway and the required septic disposal field. A preliminary septic field design has been prepared by a licensed entity. Water is available from WCID 18. Electricity is available from Austin Energy. Septic system must be approved by Travis County. LPG (propane) gas is optional. No HOA. No deed restrictions. No city taxes. No city inspections except AE. The finished home should yield exceptional views and privacy. There will be no rear yard but the front and side yard will be substantial. There will be no room for an in-ground pool, but membership in a nearby waterfront park with boat ramp and pool is available to lot owners. The EISD school bus stops in front of the lot. Driving time to downtown Austin is appr. 15 minutes. There are very few lots left in this area in this price range.
