About Georgetown
The historic City of Georgetown maintains 34 parks on 473 acres, as well as 8.2 miles of hike and bike trails, a tennis center, a dog park, and an athletic complex. At Sun City, a variety of housing styles and prices are available to match the preferences and budgets of almost any buyer, from highly upgraded luxury homes with golf course views to inexpensive villas. Already the largest and fastest-growing among Del Webb communities nationwide, Sun City Texas has grown into a neighborhood of 11,500+ residents and 7,000+ homes — and is poised for yet another growth spurt.
Prospective buyers can select from single-family and attached duplex homes that range from 1,000 to over 5,000 square feet. Most homes in Sun City Texas include two or three bedrooms, two baths and a two-car garage. Larger homes offer a den, extra bedrooms, and three-car garages. Included features and available upgrades range from very basic to highly upgraded homes with gourmet kitchens, spa-like bathrooms, and custom outdoor living space.
Del Webb Homes, part of Michigan-based Pulte Group Inc. (the nation’s largest homebuilder in annual sales) recently unveiled updated model homes that showcase nine new styles ranging from 1,151 square feet to 2,848 square feet and that are priced from about $140,000 to the $400,000s. Del Webb officials said they hope the new designs will further boost sales at Sun City, which has ranked at or near the top in new home production in Central Texas during its history.
Homeowners Association (HOA) dues of $1040 yearly per household (as of September 2012) cover the use of all community amenities (except for golf), the maintenance of all common areas, and other HOA obligations. Residents of Sun City Texas pay no state income tax and pay a local sales tax rate of 8.25%. The local property tax rate is approximately 2.23%.
Within this “active adult” community, home buying is age-restricted. All residents (and at least one of married couples) must be 55 years or older, and it is legal to drive licensed golf carts on the streets!

Sun City Texas features three championship golf courses covering 315 acres of prime Texas Hill Country, all open to the public. Legacy Hills Golf Course (1996) and White Wing Golf Course (2001) were designed by PGA Hall of Famer Billy Casper. Cowan Creek Golf Course, designed by Gary Stephenson, opened in 2008. Each of the three 18-hole courses offers a pro-shop, a driving range, a putting green, and a professional staff available for lessons for all levels of golfers.
Two main attractions at Sun City are the 20,000-square-foot, world-class fitness centers, one located at 2 Texas Drive and the second, at 1433 Cool Spring Way. The Fitness Centers are open to all residents and offer a place for active adults to build strength, endurance, and discipline through weight training, cardiovascular exercise, and group exercise classes. Its state-of-the-art facilities include 12 tennis courts, an indoor walking track, a 6-lane covered lap pool, a resort-style pool with beach-entry, a hot tub and spa, and an aerobics studio, as well as a vast array of cardiovascular and weight machines.
The 5,000 square-foot Legacy Hills Pavilion is an open-air facility and amphitheater overlooking Berry Creek Lake. The pavilion plays host to dozens of neighborhood gatherings and parties throughout the year.
An energetic staff, including a full-time Lifestyle Director, organizes Sun City activities and special events that fit a wide variety of needs within the community. The Director also arranges bus trips and other travel opportunities. Outings are almost always sold out!
The complexes of Village Center offer a combined 120,000 square feet of indoor amenities and stand as the central hub for Sun City’s recreational and social activities. The Activity Center offers a conference room, atrium, various craft studios, a 4,000 square-foot woodshop, a computer lab, a billiards hall, and four internet-connected meeting rooms for clubs and classes. The Social Center features a grand ballroom, conference room, three boardrooms, a ballroom, and a patio under the oaks.
Sun City residents utilize the Village Center to meet with like-minded neighbors who share their interests. It abounds with various Interest Groups and Clubs, from wood-working and stained glass to cycling, gardening, and everything in between — aviation, cribbage, great books, mentors, golf, NFL football, poker, ballroom dancing, bridge, theatre, singing, hiking, horseshoes & walkers, line dancing, table tennis, pinochle, and more. Veterans Memorial Plaza, which includes an 82-foot limestone memorial wall, was designed by Del Webb to honor those men and women who have served, or are serving, in our military forces. It commemorates the 170-plus service members from Williamson County who gave their lives during WWI, WWII, the Korean War, the Vietnam conflict and the War on Terrorism. The plaza contains over 2,700 engraved bricks with the names of veterans from across the USA and is designed to accommodate additional engraved bricks for those wishing to recognize a veteran or unit. Flags for the United States of America, Army, Marine Corps, Navy, Air Force, Coast Guard and Merchant Marines fly over the lighted memorial 24 hours a day.
