New construction homes in Austin are significantly fewer in number than resale homes, but, with diligence, they can be found across many price ranges and styles. Be prepared that Austin new construction homes consistently will be priced higher per square foot than resale homes in the same neighborhood.

Within Austin City Limits

Within the city limits, most new construction homes will be on vacant or tear-down lots on established streets or within established neighborhoods, as Austin primarily is “built out” in terms of where new home neighborhoods can be built. Oftentimes, these new construction homes will not appear in the MLS so it’s important to work with an Austin Realtor® with an active professional network to find the best opportunities. A good Realtor® also will be able to recommend local builders who specialize in custom construction. Limited new construction neighborhoods remain, and those within central Austin are typically on smaller than average lots for both price purposes and space purposes, while towards the suburbs lots tend to be average to larger than average.

What can be found in abundance at times within Austin’s city limits are numerous new construction condominiums. These trend primarily downtown but extend both to South Austin and SoCo and up to the Domain in north Austin. Potential buyers can find both smaller condominium communities and high-rise condos, depending on active projects and parts of town. Price ranges can be as varied as single-family homes, but it’s important to take into account the monthly dues most condominium communities charge for maintenance as part of an overall purchase budget.

Within Westlake and Rollingwood, new home construction is even more limited, as many of these neighborhoods have been completed for decades. A Realtor® with targeted networks can help find new homes that are under construction or lots that are available for custom construction.

Outside Austin City Limits

There is a relative abundance of new construction homes outside the city limits of Austin, when compared to Austin proper. The surrounding communities of Round Rock, Leander, Cedar Park, Pflugerville, Kyle, Buda, Lakeway, Bee Cave, Spicewood, and more offer new home communities and pocket custom construction. New construction communities can range from green or eco-friendly neighborhoods to master-planned communities with ample amenities to lakefront communities with views and water access. Some neighborhoods have their own primary schools, and some communities feature lots larger than traditional subdivision lots.
