This is the second transaction I had with Brian. We had purchased a house over a year ago, and then needed to sell that home; and I needed to get something smaller. Brian was involved at every stage of the sale of the house. He made timely and excellent suggestions and pushed me when it was necessary that I be pushed. My husband and I currently live in the Chicago area and our daughter has just completed her first year at UT in Austin. I first discovered Brian Talley and Regent Property Group by visiting their website. When we decided to sell our home in the Mesa Park subdivision near the Arboretum in north/northwest Austin, we contacted Brian Talley of Regent Property Group because we knew he was trustworthy, professional, and good at selling homes. Our home was built in the 70’s with 1 story and a 3 bedroom 2 bathroom floor plan. While we were fortunate to have purchased the home in 2001 before the real estate boom and subsequent recession, we had done little to update the house since that time.

After first conducting a comparable market analysis, Brian noticed that there was a huge disparity between the sale prices of homes selling in the neighborhood without updates compared to those homes that features updates such as granite countertops and stainless steel appliances in the kitchen along with fresh paint. He concluded that our home was likely to sell for about $40K more if we invested around $10K in updates to our home.

The first thing that Brian did was bring in a stager ( to put together a list of recommendations and action plan to make updates to the house. We took immediate action to have the carpet cleaned, applied fresh paint, added a new front door, made improvements to the landscaping such as fresh mulch and flowers, and even installed new granite countertops and stainless steal applianes in the kitchen. All told, the cost of the work did not exceed our $10K budget. After Brian had professional photos taken of the house, we put the house on the market and despite the recession, had a full price offer 3 days later. Ultimately, Brian’s guidance along with our 10K investment and efforts in preparing the home for sale earned us around 15% in additional value.

Hiring a real estate agent can be a daunting task for us because it is difficult to know who to trust and who will do the best job. However, we are fortunate to know Brian Talley who exceeded our expectations. We do not hesitate to recommend Brian to anyone looking to buy or sell a home here in Austin.

We connected with Brian in December of 2008 when we first considered relocating to the Austin area from Massachusetts. While searching the internet for homes we found the Regent Property Group website and registered to view properties. Brian was recommended to me by a previous client. It takes great patience to be a realtor and even more if you are successful at it. No doubt, I pushed Brian’s patience more than once, but he hung in there with me, was always gracious and kept me on the path to finding the right house. In late 2008, with the recession times getting worse, I attempted to sell my home. It was the first time selling a home, and I had no real experience, so I hired a REALTOR® . Brian Talley took care of us during our house buying process from the time we initiated the search while in China to the closing of our house in Austin even when the seller’s realtor dropped the ball on their end.

We started our house buying process when we were living in China. Being on the other side of the world was tricky, but Brian made it easy. We live in Maryland, work for the government, and are just a few years from retirement. We had been speaking with our daughters – one lives in Memphis, TN and the other in Mechanicsburg, PA – about all of us moving to the Austin area so that the family can be close together. When my husband and I decided to move into a larger home to provide our family with more space, we knew that we would have a very short time frame to get our home sold and get into a new home that would meet our needs. I found Brian Talley of Regent Property Group just at the right time. I had been searching online for homes in the downtown and surrounding central area for months and had seemingly exhausted my search. Needless to say, I was having a very difficult time finding a spacious condo in close proximity to downtown at a good price. Our son is in the school we had targeted and the house is mid way between my office and my wife’s office. Most importantly, we have our home in the “hill country”. That was quite a change from the view we had in Dallas of our neighbors’ fences.

My wife and I are so grateful for Brian Talley and his many hours of patience in our Austin home search. Brian was endlessly patient as we toured dozens of houses over a 5 month period.
