Ridge at Lantana Statistics September 2008

While single family home prices in the Ridge at Lantana are still robust, overall median prices have reduced slightly by 3% and the number of resales are down 25% compared to 2007.  Homes willing to price competitively seem to be getting sold.

On Friday, September 12 there are 17 homes listed for sale and 4 homes pending sale in Lantana.  These homes have a median list price of $133.70 per square foot ($448,990), median of 3,502 square feet, and averaging 102 days on the market. The median list price is 7% higher than the median price of sold homes in Lantana so far this year, which is a reasonable spread compared to the overall Austin market.

Between January 1, 2008 and September 12, 2008 the Ridge at Lantana had 9 homes sell with a median sold price of $124.54 per square foot ($385,500), median of 3,102 square feet, and averaging 54 days on the market.  This compares to 12 homes that sold during the same period of time in 2007 with a median sold price of $128.54 per square foot ($378,781), median of 2,994 square feet, and averaging 44 days on the market.  Homes in the 2000-3000 square foot range are selling for a median price of $141.81 per square foot ($355,107), a median of 2,574 square feet, and averaging 27 days on the market.  Homes in the 3000-4000 square foot range are selling for a median price of $123.25 per square foot ($430,250), a median of 3,540 square feet, and averaging 67 days on the market. 

Between August 1, 2008 and September 12, 2008 the Ridge at Lantana had 2 homes sell with a median sold price of $136.74 per square foot ($386,500), median of 2,851 square feet, and averaging 60 days on the market.  This compares to 3 homes that sold during the same period of time in 2007 with a median sold price of $129.29 per square foot ($427,500), median of 2,925 square feet, and averaging 27 days on the market.
