BEST AUSTIN NEIGHBORHOODS FOR A REASONABLE PRICE

Searching for real estate in Austin Texas can be a tricky proposition.  So many Austin area realtors with so many listings in too many neighborhoods in an ever-growing city.

If you’re just starting out and looking for affordable Austin homes for sale, perhaps we can help you narrow things down a bit.  Analyzing the most current data from the Austin Texas real estate’s Austin Board of Realtors we began by determining the median price for homes in Austin Texas – which is now $220,000.

We then searched for neighborhoods with affordability in mind, and looked to see where the most activity is happening this year. Frankly, we found a number of possibilities.  Which neighborhoods are the “best”?  That’s a rather subjective judgment, depending on what you’re looking for.  But as far as price, you have many solid options.  Just for some variety, we picked four examples – two in north Austin, and two south.  May we suggest:

MILWOOD:  You’ll find this neighborhood north of McNeil Drive and west of Parmer Lane.  85 properties here have already sold or are pending sale in 2008 and as of this date over 40 are on the market.  The median sale price is $185,000.

SCOFIELD FARMS:  With easy access to both I-35 and Mopac bordering this neighborhood, this is a little pricier than Milwood, but still manageable.  For a median price of $230,000 you can find a decent sized home. If this is too expensive, you have Lamplight Village bordering, and larger Wells Branch just north.

CHERRY CREEK:  You’ll find this south of Ben White Boulevard, near both Mopac and I-35.  48 homes have closed here, with a number of homes for sale now.  The median price here is $179,000.

MAPLE RUN:  Another established south Austin neighborhood, you’ll find options around 1600 square feet for a median price of $177,000.  31 homes here have already changed hands this year.
