Austin Texas Residential Real Estate Market Report January – November 2007

Although the national residential real estate market outlook has been grim, Austin Texas residential real estate has stayed afloat.  From January through November 2006, 13,985 homes were sold in Austin, while 12,516 homes were sold during the same period in 2007.  That is only an 11% decrease.

Below is a summary of home sale statistics in Austin Texas from January 2007 through November 2007. 

January 2007: In Austin, Texas during the month of January 2007, 770 homes sold averaging $138 per square foot ($272,059), 1,928 square feet, 3 beds, 2 baths and 59 days on the market.  The most expensive home sold for $424 per square foot ($2,825,000) and the largest home that sold was 9,194 square feet.

February 2007: In Austin, Texas during the month of February 2007, 913 homes sold averaging $142 per square foot ($292,620), 1,967 square feet, 3 beds, 2 baths and 58 days on the market.  The most expensive home sold for $660 per square foot ($3,595,000) and the largest home that sold was 8,112 square feet.

March 2007: In Austin, Texas during the month of March 2007, 1,248 homes sold averaging $150 per square foot ($298,293), 1,954 square feet, 3 beds, 2 baths and 54 days on the market.  The most expensive home sold for $954 per square foot ($7,000,000) and the largest home that sold was 12,044 square feet.

April 2007: In Austin, Texas during the month of April 2007, 1,241 homes sold averaging $149 per square foot ($290,982), 1,950 square feet, 3 beds, 2 baths and 44 days on the market.  The most expensive home sold for $875 per square foot ($3,850,000) and the largest home that sold was 8,084 square feet.

May 2007: In Austin, Texas during the month of May 2007, 1,466 homes sold averaging $148 per square foot ($292,258), 1,970 square feet, 3 beds, 2 baths and 40 days on the market.  The most expensive home sold for $619 per square foot ($3,800,000) and the largest home that sold was 8,697 square feet.

June 2007: In Austin, Texas during the month of June 2007, 1,581 homes sold averaging $150 per square foot ($303,405), 2,014 square feet, 3 beds, 2 baths and 39 days on the market.  The most expensive home sold for $1,061 per square foot ($4,600,000) and the largest home that sold was 10,235 square feet.

July 2007: In Austin, Texas during the month of July 2007, 1439 homes sold averaging $156 per square foot ($294,728), 1,899 square feet, 3 beds, 2 baths and 38 days on the market.  The most expensive home sold for $1,189 per square foot ($3,800,000) and the largest home that sold was 8,037 square feet.

August 2007: In Austin, Texas during the month of August 2007, 1,380 homes sold averaging $154 per square foot ($314,170), 2,007 square feet, 3 beds, 2 baths and 42 days on the market.  The most expensive home sold for $634 per square foot ($4,650,000) and the largest home that sold was 9,340 square feet.

September 2007: In Austin, Texas during the month of September 2007, 897 homes sold averaging $151 per square foot ($298,140), 1,977 square feet, 3 beds, 2 baths and 47 days on the market.  The most expensive home sold for $4,080,000 and the largest home that sold was 8,412 square feet. 

October 2007: In Austin, Texas during the month of October 2007, 820 homes sold averaging $145 per square foot ($292,943), 1,989 square feet, 3 beds, 2 baths and 53 days on the market.  The most expensive home sold for $623 per square foot ($3,888,500) and the largest home that sold was 7,000 square feet.

November 2007: In Austin, Texas during the month of November 2007, 761 homes sold averaging $148 per square foot ($302,954), 2,085 square feet, 3 beds, 2 baths and 54 days on the market.  The most expensive home sold for $698 per square foot ($2,725,000).
