Austin, Texas Real Estate Market Update and Statistics October 2013

Austin real estate has reached a new benchmark: over 1,000 more homes have sold this year than at the same point last year! Have you checked the listings in your neighborhood recently? Chances are, many of the homes are under contract, since they are averaging only about a month on the market this year. And, we bet you’ll see some surprisingly higher prices: Austin’s average sold price is around $375k, and the median sold price is up to $289k.
Much of this is due to the ever-increasing population in Austin, of course (Why, you ask?) but we’re also seeing many longtime homeowners take advantage of the tighter market to cash in on accumulated equity. Whether upgrading to a luxury home, downsizing to pay off debt, or simply moving to a neighborhood that better fits their lifestyle, Austinites are on the move …

This Year: Between January 1st and October 8, 2013, there were 9,174 single-family homes sold within the Austin city limits with a median sold price of $136.40 per square foot ($289,000) and averaging 35 days on the market.
Last Year: During the same time period in 2012, there were 8,160 homes sold with a median sold price of $125.18 per square foot ($261,000) and averaging 52 days on the market.
2013 YTD compared to 2012 YTD: This equals a 12.43% increase in the number of homes sold, an 8.96% increase in the median sold price per square foot, a 10.73% increase in sold prices (total dollars), and a 32.69% decrease in the days on market.
