Affluence by Austin Zip Code

rough hollow homeThe Austin Business Journal recently ranked each Austin zip code based on 12 affluence factors, including household income, per capita income, and home values. The 78746 zip code, which includes West Lake Hills, took the top spot for affluence, with a median house value of $634,000. The largest homes, however, were not found in West Lake Hills but down in 78739, which stretches from about Slaughter Lane near MoPac to south of Highway 45 and includes the neighborhood of Circle C Ranch. Forty seven percent of the homes in Circle C were found to have nine or more rooms. This compares to, for example, 2.5 percent in trendy 78704.

The 78704 zip code, with its population of 41,999 and 23,557 housing units, had an affluence rank of 3,685. The median house value was $347,500, and 2.5% of the homes have nine or more rooms.

78739

The 78739 zip code, with its population of 17,198 and 5,731 housing units, had an affluence rank of 435. The median house value was $355,900, and 47.6% of the homes have nine or more rooms.

78746

The 78746 zip code, with its population of 27,506 and 11,644 housing units, had an affluence rank of 123. The median house value was $634,000, and 29% of the homes have nine or more rooms.

78733

The 78733 zip code (from West Lake Hills westward,) with its population of 9,475 and 3,216 housing units, had an affluence rank of 215. The median house value was $487,900, and 42.90% of the homes have nine or more rooms.
