Properties in Whispering Oaks

Whispering Oaks is bordered on the north by William Cannon Drive, Shiloh Drive and the Shiloh subdivision to the south, Westgate on the west and Manchaca Road on the east.

This is an established neighborhood marked by older homes, the vast majority built between 1970 and 1973, with another phase in the mid to late 70s. According to tax records, nearly all of these original homes are still standing. Whispering Oaks also boasts tall, large old shade trees throughout, and substantial front yards, with some homes along Whispering Oaks Drive and Hidden Oaks sitting on generously sized lots. Otherwise, the area seems to be dominated by smaller, one-story residences with one or two car garages and more modest yard space.

One noticeable characteristic of this area is that most every street is equipped with speed bumps, to deter drivers from rushing through. There are a number of families here with small children, so safety appears to be a concern. Signs posted prominently announce that this is an area with an active neighborhood watch program.

Generally this neighborhood is in good shape, and you can find homes that although nearing 40 years old are kept in good repair and are well-maintained. Unfortunately you will also encounter homes that are the opposite. A few seem to be in various states of disrepair. Occasionally you will find a home that has a broken garage door or is in need of some significant exterior upgrading, siding or paint. There also appear to be no rules against what can or cannot sit on a property, so as a result there are driveways or yards here cluttered with trailers, boats, non-working cars, garbage or other objects occupying a permanent position within the neighbors’ view. This is a big contrast to other close by neighborhoods where homeowners associations restrict this.

Whispering Oaks is minutes from major south Austin roads and extensive shopping and conveniences, a lot of which is just a short drive away at Westgate and William Cannon.

Children here attend Cunningham Elementary, which has been given an above average rating* of “Recognized” by the Texas Education Association. Covington Middle school earns a solid “Academically Acceptable” rating, while high school kids will attend Crockett High School, also deemed “Acceptable”, but also known as a nationally recognized “Blue Ribbon School”.

*In addition to completion and drop out rates, the Texas Education Agency rates area schools in part based on results from the Texas Assessment of Knowledge and Skills Tests. When the percentage of passing students is 65% or above (45% or above in Math and Science) they gain Academically Acceptable status, 70-75% or above Recognized status, and 90% or above, Exemplary status.
