A stone’s throw east of the hip cafes, eccentric storefronts, and trendy restaurants of rejuvenated South Congress Avenue, Travis Heights is a popular downtown Austin neighborhood with a colorful mix of historic, renovated, and newly built homes clustered under old-growth trees. On winding streets with rolling hills, the neighborhood is centered around two sylvan parks connected by a creekside greenbelt. Known as a diverse, unconventional community with a loyal and opinionated population, residents wear “78704-Ever” stickers proudly. Native Jason Holder, a fiber-optic engineer, described Travis Heights as “a diverse, quiet, easygoing, respectable, and nature-loving” community in “fine keeping with the ‘Keep Austin Weird’ tradition.”

a typical house in travis heightsFamed as Austin’s first urban addition south of the Colorado River, Travis Heights is actually a collection of smaller neighborhoods platted at various points in the early 1900s. It began its journey as the 23-acre family farm of James and Elizabeth Swisher, subdivided by son John in 1877, a year after the construction of Congress Bridge. Before that point, a ferry was the only way to cross the Colorado. John Swisher named the streets after his family and neighbors, and many survive to this day (Milton, James, Monroe, Annie, Elizabeth, Nellie, Mary, Eva, Newton, Johanna, Brackenridge).

Officially established in the 1890s, the original Travis Heights was the first urban development to include a respect for natural landscape, a welcome change from the grid system of downtown. Named for its elevation above the city, many lots offered scenic or downtown vistas. Alleyways between streets allowed extra space between properties and hid unsightly garbage bins.

Interestingly, the oldest section of Travis Heights (formerly known as Fairview) originally was platted as an exclusive district for the wealthy. When nearby Travis Heights began to target the working class, the success of its marketing campaign so surpassed Fairview’s that it and other neighbors were quickly subsumed by Travis Heights. It was the most heavily promoted Austin subdivision in the 1920s, with ads in nearly every edition of the paper bearing the slogan: “Out of the Noise-Zone and Into the Ozone.” Development really took off after a streetcar system was extended south of the Colorado. By 1928, 600 lots had been bought and over 160 small homes built.

1920s style wooden house in Travis HeightsToday, small wooden bungalows from the 50s and brick cottages from the 20s and 30s make up the majority of Travis Heights’ 700 homes. Though some of the large lots with mansions were preserved, most were divided to accommodate smaller homes. Holder said he appreciates the “compromise between modern and historic homes,” with bronze landmark signs placed before the oldest homes explaining their part in the neighborhood’s early history. Together with winding roads, shady sidewalks, and dramatic hillsides, all wrapping around wooded greenbelt, Travis Heights offers a lush urban oasis rife with history and character.

When Abbe Waldeman discovered Travis Heights in 1967, she called it heaven on earth. “The beautiful canopy of ancient oak trees and Craftsman-style homes create a timeless atmosphere harkening back to days when life moved slower,” she said. “In Travis Heights, it still does.”

Travis Heights is seeking designation as a Local Historic District and National Register Historic District.

The neighborhood of Travis Heights stands just south of Ladybird Lake in central Austin between South Congress Avenue and IH-35. Riverside Drive composes the northern border and Oltorf Street, the southern border. Its zip code is 78704, and it is in MLS area 6.

Major north-south corridors are Newning Avenue (named after one of the neighborhood’s founders, Charles Newning,) Alameda Drive, and Travis Heights Blvd. Major east-west corridors are Academy Street (home of the historic Academy mansion,) Monroe Street, Annie Street, Woodland Avenue, and Live Oak Street.

Travis Heights is less than a mile south of downtown (about three minutes in normal traffic).

The lengthy history of Travis Heights has led to dozens, if not hundreds, of builders and remodeling companies working on its homes over the years.

Neighborhood Associations

Founded in 1972, The South River City Citizens neighborhood encompasses the area south of Lady Bird Lake near the city's urban center. Volunteer-based, the organization is open to all residents and serves to protect and improve the community by dealing with ongoing traffic issues, zoning changes, and planning.

"As more infill occurs without design guidelines in place to ensure a stable neighborhood character, our history slips away one demolition at a time,” said member Mary Martinez. "The greatest challenge today is preserving our historical structures and our stories that emanate from them.”

SRCC cooperates with the city on issues such as education and development and works to conserve its parks and nature area. Annual events include a pumpkin patch and a picnic. Waldman recalled the magic of the “Fourth of July parade followed by mounds of homemade edibles at the neighborhood picnic” and “sitting on our roof and watching the downtown Fourth of July fireworks.”

Travis Heights Amenities

Spanning a mile with a greenbelt across its center and hotspot retail areas as borders, Travis Heights promotes an active pedestrian life. “People are always out walking, working in the yard, riding bikes, jogging, swimming in Stacy Pool, or sitting on their porches,” said Waldman.

Parks

Swimming pool at Big Stacy ParkFor a nice swim, residents walk or bike to 3-acre Big Stacy Park on East Live Oak Street within Travis Heights. Its spring-fed pool offers swimming lanes and a deep end, plus trees for shade. Admission is free and includes access to heated changing rooms and showers. Since the pool sits alongside Travis Heights Elementary school, there are two public playscapes, swings, and a ball pit.

Big Stacy Park borders 12-acre Blunn Creek Greenbelt, which runs along East Side Drive and divides Travis Heights from east to west. Peaceful and picturesque when the creek is flowing, it offers a mile of paved trail along the creek and two multipurpose fields. Holder enjoys biking and training on the trail. “The moon tower turns on around six or so and keeps it light out here on the trail.”

South of the neighborhood, Blunn Creek enters a 38-acre preserve, complete with a large trail and scenic overlooks. The preserve is a biome: where several ecosystems meet and form microenvironments. In this case, the Edwards Plateau meets the Post Oak Blackland Prairies and the South Texas Plains. Residents have seen foxes, armadillos, skunks, snakes, turtles, falcons, and a wide variety of native plants on the preserve, which (surprise!) was once the site of an ancient volcano.

little stacy parkBlunn Creek also connects Big Stacy Park to Little Stacy Park. This second park within Travis Heights is actually bigger than the first so don’t be fooled by the name! Little Stacy offers a large playscape, a small wading pool, a playing field, a basketball court, two tennis courts, several picnic tables with barbecue pits, public bathrooms, and a small covered stage. “If you follow Blunn Creek just past Little Stacy Park, there’s a nice cascade of waterfalls I’d recommend checking out,” added Holder.

For dog-lovers, a large off leash dog park sits on Riverside Drive at the north end of the neighborhood. Part of the 508-acre historic Norwood Estate, “Riverside Dogpark” includes a double gate, a large enclosed shaded area, and a separate small dogs only enclosure.

Part of Ladybird Lake Trail, the Norwood Estate connects outdoorsy residents with 10+ miles of graveled hike and bike trails. These trails can be used to access 350-acre Zilker Park, Auditorium Shores, historic Barton Springs Pool, and Congress Bridge (famed for bat-watching).

Gyms & Golf

For gym rats, a YMCA, Gold’s Gym, and Pure Austin are just across the lake. There’s also a Planet Fitness on East Riverside. Golfers typically head to Riverside Golf Course (2.2 miles east) or Roy Kizer (4 miles south). Less than two miles away off Lee Barton Dr., Butler Pitch and Putt is great for beginners.

Libraries

Travis Heights booklovers love to visit the newly built Twin Oaks Branch of the Austin Public Library. A mile west on South Fifth Street, this LEED-certified library features recycled bricks and carpets, a rainwater harvesting system, and a solar energy system and won a First Place Commercial Interior Design Award for Sustainable Design in 2010. Another option is the new 15,000 square foot Terrazas Branch of Austin Public Library, a mile and a half north on Grove Blvd.

Cultural Offerings

Travis Heights is just next door to the Long Center for the Performing Arts, home to Ballet Austin, the Austin Symphony, and Austin Lyric Opera. Austin Botanical Gardens, Umlauf Sculpture Garden, the Austin Nature and Science Center are close as well. Residents can head up Congress to visit the Contemporary Austin museum on 7th Street in downtown Austin. The Bob Bullock Texas History Museum, the Austin Children’s Museum, The Blanton, and the Mexic-Arte Museum are also that direction.

Travis Heights has its own annual art crawl each fall called the Travis Heights Art Trail, where neighborhood artists open the doors of their studios to display their work.

Movie-lovers enjoy visiting the Paramount on Congress Avenue. They also may head up to the Violet Crown Cinema on 2nd Street or the Alamo Drafthouse on 6th street for dinner and a movie.

Shopping and Restaurants

Just next door is SoCo (South Congress District), packed with hip retailers like American Apparel, Stag, and 10,000 Villages and restaurants like Perla’s, Guero’s, Vespaio, Hopdoddy’s, and South Congress Cafe that line the scenic avenue (which has a clear-line view of the State Capitol). On First Thursdays, shops and eateries on SoCo stay open late, and outdoor art booths sell their art wares to passersby.

A little further west, but within biking distance, is SoLa (the South Lamar District). Its eclectic boutiques, music venues, coffee shops, food trailers, and cafes are an ATX must-see. On the menu is vegetarian food at Bouldin Café, sushi at Uchi, Italian at Olivia’s, interior Mexican at El Mesón, or Tex-Mex at El Rancho.

Just across the river is Second Street District: six blocks of vibrantly Austin restaurants, day spas, upscale boutiques, and museums. Enjoy fine dining at Lambert’s or tapas and wine at Malaga, then head over to window shop at Finch, Design within Reach, or Mercury Design Studio.

Groceries

Residents can walk to Farm to Market Grocery next door on Congress Avenue or drive a mile east to the HEB on Riverside. Foodies tend to cross the Lamar Bridge to shop at Whole Foods Market, which happens to be the world headquarters! Just east is Whip In Cornerstore, where residents head for hot South Asian food, beer, and sundries.
