Overview

Eanes Independent School District is home to nine schools serving approximately 8,000 students — six elementary schools (grades K-5), two middle schools (grades 6-8), and one high school (grades 9-12). Arguably one of the most beautiful and coveted districts in the State of Texas, it achieves consistent academic excellence year after year.

More than half of Eanes ISD’s educators have more than 10 years of teaching experience, and 37 percent hold a master’s degree or higher. In recent years, approximately 98 percent of Eanes ISD’s graduates have gone on to attend college. The district and all nine campuses received the highest rating by the Texas Education Agency for 2012-13.

Spanning 31 square miles in the scenic Texas Hill Country of West Lake Hills and West Austin, Eanes ISD is perfectly situated to take advantage of everything Austin has to offer. Eanes patrons take a strong interest in Austin’s museums, cultural arts, sports, outdoor recreation, and live music, and the opportunities are plentiful.

Residents are employed in many of the city’s predominant industries, from computers, information processing, and microelectronics to government, research and development, publishing, and higher education. The school district is one of the major focuses of the area, and Eanes ISD schools enjoy strong patron support.

Phil Woods lives in Eanes neighborhood Lost Creek with his wife and teenagers. “We moved to Eanes for the exemplary schools and fell in love with the area itself. It feels right in the middle of everything, and yet everywhere you look are trees. There’s just no place like home when it comes to living here.”

Amenities

Residents in Eanes ISD covet the areas dense array of recreational opportunities from cycling and swimming to hiking, golfing, and boating.

Have a boat? Many waterfront homes within Eanes ISD come with boat houses or lifts. Boat ramps off Westlake Drive and under Pennybacker Bridge give other Eanes ISD residents ample access to beautiful Lake Austin. Water sports from skiing and knee-boarding to lake surfing are popular year-round!

“The boys and I like to take the boat out on Lake Austin on the weekends,” shared Woods. “My wife and daughter would rather spend the afternoon at Barton Creek Mall, or the new Hill Country Galleria.”

Cyclists flock to the slopes and curves of Loop 360. Water-lovers can swim in Barton Creek or Lake Austin, or at private pools like Rollingwood Pool, Lost Creek Country Club, or Austin Country Club. There are also historic public pools nearby like Barton Springs Pool and Deep Eddy.

Barton Creek Greenbelt Trails

While hikers enjoy Wild Basin and Barton Creek’s various greenbelts, gym-rats will appreciate working out in the air conditioning at Gold’s Gym or Hills Fitness Club. Yogis will love Yoga Yoga and Bikram Yoga on Loop 360 or Yoga Vida on Bee Caves Road.

Park-lovers in Eanes ISD will find an abundance of well-kept neighborhood parks (like Rollingwood Park, Lost Creek Park, and Treemont Park), as well as close-by large city parks like Emma Long and 351-acre Zilker.

Golfers can get in a round at three Eanes ISD area golf courses: award-winning Barton Creek Country Club, Austin Country Club, and Lost Creek Country Club.

Cultural Offerings

Proximity to Austin’s urban core means Eanes ISD is within minutes of downtown’s live music, art, and culture. Eanes ISD patrons easily can partake in downtown festivals like Austin City Limits. They can enjoy Ballet Austin at the Long Center for the Performing Arts or visit the Mexican-American Cultural Center on Cesar Chavez Street.

For a day of art and history downtown, the Bullock Texas History Museum, the Blanton Museum of Art, and the Texas State Capitol Building are within walking distance of one another.

One World Theatre is on the western side of Eanes ISD on Bee Caves Road. A 501(c)(3) non-profit organization, it sponsors talented artists from diverse cultures to perform in schools. The theatre opened in 1999 and has featured artists from Clint Black to Vienna Teng.

Book-lovers in Eanes ISD adore Westbank Library, which is known for its diverse event calendar. Near the intersection of Bee Caves Road and Cuernavaca Drive stands its sister library, Laura Bush Community Library. “Laura’s Library” attracts 360,000 visitors each year and includes a circulation of over 750,000.

Shopping & Restaurants

Eanes ISD homes offer an abundance of dining and retail options to residents.Located at the southeast corner of Eanes ISD, Barton Creek Square Mall boasts large department stores like Nordstrom’s and Dillard’s, plus over 170 specialty stores. It offers movie and IMAX theatres for cinematic entertainment and popular restaurants such as Abuelos and California Pizza.

The Village at Westlake stands at the corner of Loop 360 and Bee Caves Road and offers a specialized HEB grocery store (Westlake Market) and various dining options like La Madeline and IZUMI sushi. Residents also enjoy its specialty retailers: Tyler’s Sports, Provencal Home & Garden, Bright Beginnings & Beyond, and more.

Where Westlake Drive intersects Loop 360 is Davenport Village. Home to iconic Maudie’s Tex-Mex and Opal Divine’s, this two-story outdoor shopping center offers residents a variety of dining and retail options, as well as a gym (Body Business) and a pharmacy (Northwest Hills).

At the west end of Eanes ISD, Bee Caves Road intersects Highway 71 at the Hill Country Galleria. This high-end outdoor retail center provides 1.2 million square feet of shopping, dining, and entertainment. It offers a large Cinemark theatre, a Whole Foods Market, several major department stores, restaurants like Café Blue, and a beautiful pavilion with an outdoor waterpark.

The boundaries of the Eanes Independent School District begin with Lake Austin to the north, Barton Creek Greenbelt to the east, Barton Creek to the south, and Senna Hills and 6D Ranch to the west. The district includes parts of Austin as well as the municipalities of West Lake Hills and Rollingwood.

The main roads through Eanes ISD are Loop 360 (Capital of Texas Highway), Bee Caves Road (FM 2244), and Westlake Drive. The district incorporates two zip codes: 78733 to the west and 78746 to the east.

“Our home in Lost Creek is less than a mile from Westlake High School, which makes the drive to and from school activities a short one,” explained Woods. “The drive downtown isn’t much further — it takes about 10 minutes.”

Though luxury homes permeate the district, the most expensive homes tend to be waterfront, lake view, and canyon view estates. Homes in the Austin Lake Hills and Austin Lake Estates section of the 78733 zip code area (off Cuernavaca Road) tend to be less expensive than other homes in the district.

Homes in Eanes ISD can start in the low $100s for lots and teardowns, and run upwards of $10 million for luxury and lake view estates.

Woods enjoys his Eanes ISD home. “We have a comfortable, two-story house in Lost Creek near the country club. Homes in this area range from 300 thousand to over a million dollars. There’s a nice variety of styles and sizes.”

Eanes ISD neighborhoods can be divided into 12 major sections: Bee Caves Road, MoPac, Loop 360, Walsh Tarlton Lane, Barton Creek Greenbelt, Rollingwood, Cuernavaca Drive, lakefront, Westlake Drive, Wild Basin, and Toro Canyon.

Bee Caves Road

Homes near Bee Caves Road are popular for their proximity to Eanes ISD schools as well as to Westlake area restaurants, shops, and businesses.

Bee Caves Road bisects the district, beginning on the east side at MoPac (Loop 1) and crossing Walsh Tarlton Lane, Westlake Drive, and Red Bud Trail before intersecting with Loop 360 (Capital of Texas Highway). It then continues out past Rob Roy and Cuernavaca Drive to the Hill Country Galleria.

West of Loop 360, the following neighborhoods border Bee Caves Road: Mountain View, Tumbleweed, Barton Creek Highlands, Angelwylde Place, Palomino Ridge, Dominion Hill, Senna Hills, Rob Roy, Knollwood, Camelot, Summit Park, and Sky Forest.

East of Loop 360, Estates at Blackacre, The Bluff Above Bee Cave, Spiller Hill, Westlake Terrace, Westlake Park, Las Brisas, Hillside Vista, Loma Graciosa, Westlake Estates, Westlake Oaks, Stoneywood, Wildwood, Rolling Hills West, and Bee Caves Woods border Bee Caves Road.

Mopac (Loop 1)

For some, an Eanes ISD home with proximity to MoPac (and thus downtown) is a major priority. Located on the eastern side of Eanes ISD, the following neighborhoods have direct access to MoPac: Crested Butte Hillside, Treemont, Rollingwood Estates, Spyglass, and Barton’s Bluff.

Loop 360 (Capitol of Texas Highway)

Loop 360 begins in the southeast part of Eanes ISD at MoPac, curves clockwise around Westlake High School, crosses Bee Caves Road, passes Wild Basin, and intersects with the tail end of Westlake Drive just before crossing Pennybacker Bridge at the northern border of the district.

Neighborhoods bordering the north and east sides of Loop 360 include Stoneridge, Stoneywood, Loma Graciosa, Westlake Acres, Westlake Oaks, Flintridge Oaks, Los Rincones, and Davenport. Those bordering the west and south sides of 360 include Nalle Woods, Lakeside, Aqua Verde, Davenport Ranch West , Rob Roy, Knollwood, Camelot, Lost Creek, Woods of Westlake, and Parkstone.

Walsh Tarlton Lane

Walsh Tarlton Lane not only connects Bee Caves Road and Loop 360, but accesses two Eanes ISD schools: Cedar Creek Elementary and Hill Country Middle School. Bordering neighborhoods are within walking or biking distance from the schools and include Bee Caves Woods, Countryside, Stoneridge, Rolling Hills West, Treemont, Crested Butte Hillside, and Thousand Oaks.

Barton Creek Greenbelt

For many Austinites, hiking and swimming are daily rituals. Looking to live creekside? On the easternmost side of Eanes ISD, MoPac passes two neighborhoods before it crosses Lady Bird Lake, both of which border Barton Creek Greenbelt: Spyglass and Barton’s Bluff. However, Barton Creek wraps around the southern and western portions of the district, too.

Other neighborhoods with homes along this famous Austin creek include Barton Creek West, Patterson Place, Barton Bend, Crystal Mountain at Barton Creek, Rob Roy, Sky Forest, Knollwood, Camelot, Lost Creek, Woods of Westlake Hilltop, and Parkstone.

Rollingwood

At the corner of Bee Caves Road and MoPac just south of Lady Bird Lake is a municipality prized for its beauty, private pool, and proximity to downtown: Rollingwood. Some of its subdivisions even overlook Lady Bird Lake. Rollingwood includes the neighborhoods of Stratford Place, Hatley Park Acres, Bluffington, The Groves of Rollingwood, Dellana Hills, Timberline Terrace, and Rollingwood Estates.

Cuernevaca Drive

Just before it meets the westernmost edge of Eanes ISD (Senna Hills), Bee Caves Road intersects with Cuernavaca Drive. This small winding road curves from Bee Caves Road through some of the less expensive neighborhoods in Eanes ISD toward areas with more expensive homes bordering Lake Austin. Neighborhoods along Cuernavaca Drive include Aqua Monte, Lake Austin Hills, Rio Robles, Werkenthin, Austin Lake Estates, River Terrace, and Pecan Bottom Lake Austin.

Lakefront

Waterfront homes in Eanes ISD are some of the most expensive and coveted in the Austin area. While the easternmost lakeside neighborhoods (Bluffington and Stratford Place) overlook Lady Bird Lake, the majority border Lake Austin. Southeast of Pennybacker Bridge, these include Laguna Loma, Island Way, St. Tropez, Lakeshore Addition, The Canyon, The Preserve, Estates of Westlake, Green Park, and 6D Ranch.

Northwest of Pennybacker Bridge, Eanes ISD neighborhoods with homes on Lake Austin include Nalle Woods, Lakeside, Aqua Verde, Davenport Ranch West, Rob Roy, Pecan Bottom on Lake Austin, River Terrace, Werkenthin, Austin Lake Estates, Rio Robles, Sterling Acres, and Commons Ford.

Westlake Drive

Westlake Drive starts at Bee Caves Road in the center of Eanes ISD and winds counterclockwise through West Lake Hills and Davenport to intersect with Loop 360 just south of Pennybacker Bridge. The verdant, hilly area is highly desired for its beauty, proximity to the lake, and large, forested properties.

Neighborhoods on the northeast side (Lake Austin side) of Westlake Drive include Davenport West, Davenport, The Ravine, Estates of Westlake, The Canyon, The Preserve, Lakeshore Addition, St. Tropez, Island Way, Laguna Loma, Bee Cliffs, The Cliff at Ghost Canyon, Windfall Woods, Bee Creek Terrace, and Las Brisas.

Neighborhoods on the southwest side (Wild Basin side) of Westlake Drive include Davenport Ranch West, Davenport, Tierra Madrones, Estates at Westlake, Westview on Lake Austin, West Rim, Summit at West Rim on Mount Larson, Terrace Ridge, Windfall Woods, Yaupon Valley, and Westlake Park.

Red Bud Trail

West of Westlake Drive, Red Bud Trail also starts at Bee Caves Road near Eanes Elementary. However, instead of winding toward the lake, it treks up to the hill toward Wild Basin. Its verdant, hilly neighborhoods include Flintridge Oaks, Washington Hollow, Alpine Slopes, El Ojo De Agua, Stonehedge Estates, Windsong Estates, Terrace Ridge, Ledgeway, Laurel Brook, Wildcat Hollow, and Yaupon Valley.

Wild Basin

Homeowners who prefer altitude and canyon views over valley and lakefront homes often consider the Eanes ISD neighborhoods surrounding Wild Basin nature preserve. These include Los Rincones, Alpine Slopes, Ledge at Wild Basin, Terrace Mountain, Wild Basin Highlands, and Davenport Ranch.

Toro Canyon Road

Driving down Westlake Drive from Bee Caves Road, there is a split in the road after a low-water crossing. This is where what’s known as “the High Road” heads west away from lake and up the canyonside, eventually reconnecting with Westlake Drive near Davenport. Homes along Toro Canyon have some of the most beautiful panoramic and hill country views in Eanes ISD.

Neighborhoods bordering Toro Canyon Road include Terrace Mountain, Ledge at Wild Basin, Wild Basin Highlands, Scenic View West, Westlake Highlands, The High Road, Canyon View Estates/West, Toro Canyon, Bull Mountain, Estates at Westlake, Terra Madrones, Westview on Lake Austin, and Summit at West Rim.
