Part of the Highland Lakes chain on the Colorado River, Lake Austin begins in west Austin at Mansfield Dam (Lake Travis) and ends 20.67 miles downstream at Tom Miller Dam, where it feeds into downtown Austin’s Lady Bird Lake.

LAKE AUSTIN HISTORY

Formerly Lake McDonald, Lake Austin was the first large, manmade reservoir in Texas. It was formed in 1893 after the completion of the Austin Dam, which toppled in a flood seven years later. In 1939, the Lower Colorado River Authority built Tom Miller Dam, which stands to this day.

Tom Miller Dam

Tom Miller Dam, a concrete pier and slab structure 1,590 feet long, allows Lake Austin to be used for flood control, water supply, electrical power generation, and recreation. There are two generators in the powerhouse at Tom Miller Dam, each with a capacity of 6,750 kilowatts.

Located on the upper reaches of Lake Austin, six-acre Mary Quinlan Park offers 200 feet of shoreline access, including the only public boat ramp for several miles. It is a popular place for lakefront barbecuing and picnicking, as is nearby Selma Hughes Park.

Commons Ford Ranch Metropolitan Ranch offers 215 acres, picnic tables, volleyball courts, a boat ramp, and three miles of trails. Though swimming is not allowed, one of the trails features waterfalls and sweeping lake views.

Cultural Activities

Built on the banks of Lake Austin, the privately-owned Curtain Theatre is home to Austin’s only historical Shakespeare company - “The Baron’s Men” - as well as Austin Shakespeare Festival. Built by software developer Richard Garriott, it hosts various public performances year-round.

For museums, lakeside residents drive into to downtown Austin, where they can visit everything from Texas Memorial Museum to the Texas Capitol building and the Blanton Museum. Sports fans might head to UT Stadium for a Longhorn football game. Also downtown is the Frank Erwin Center, hundreds of live music venues, and large festivals like the annual Austin City Limits.

Austin Museum of Art’s The Contemporary Austin at Laguna Gloria offers art exhibitions and classes for all ages. The Long Center for the Performing Arts on nearby Lady Bird Lake offers ballet, opera, and theatrical performances.

Watersports

Lake Austin marinasAside from the famous Pennybacker Bridge, which arches 350 meters across Lake Austin where it intersects with Capital of Texas Highway, the attractions of Lake Austin generally revolve around recreation. A three-lane boat ramp under the Pennybacker Bridge (360 Bridge) is a favorite place for Lake Austin boat entry. Shaded by Cypress and Sycamores, it includes a grassy area for fishing.

Walsh Boat Landing , located beside Tom Miller Dam, offers a historic boat ramp. On Lake Austin, it is the closest boat ramp to downtown Austin. No boat? Nearby Sun & Fun offers Lake Austin Boat Rentals. Off Westlake Drive, Lake Austin Marina offers a full-service, LEED-certifiable marina with 168 slips as well as a ship store.

Golf, Spas, and Country Clubs

Near the 360 Bridge, historic Austin Country Club offers a large clubhouse, a 180-acre course, 10 lighted tennis courts, boat slips, and a heated swimming pool. Founded in 1899, it is one of the oldest country clubs in Texas. For golfers, the club has a Harvey Penick learning center and an 18-hole golf course designed by Pete Dye.

Established in 1957, family-oriented Westwood Country Club provides a variety of premiere services and activities for recreation and dining. At the heart of the complex is a medieval French mansion built in 1925 by Judge and Mrs. James W. McClendon. The club also offers fitness facilities, squash and racquetball courts, a marina, a pro shop, tennis and sports courts, and a 25-meter heated outdoor pool.

Over 6,600 yards of canyon-winding creeks and rolling Texas hill country bless River Place Country Club. A decade ago, its championship golf course was redesigned by Tom Kite and Roy Bechtol. Nearby Lake Austin Spa offers specialized spa treatments and an award-winning luxury resort.

Restaurants & Shopping

“In northwest Austin, the best place to eat and shop is Jester Village Shopping Center. It’s just up City Park Road on 2222,” shared Weller. Jester Village offers various shops, a childcare center, dance studio, Bellagio’s Italian Bistro, and more. Next door at the new Ladera Bend Shopping Center, lake residents can visit Anytime Fitness or Aveda concept Salon and Spa, with many more stores coming soon.

Mozarts Coffee on Lake AustinWhere Westlake Drive intersects with Capitol of Texas Highway stands Davenport Village. Home to iconic Maudie’s Tex-Mex, this two-story outdoor shopping center offers residents a variety of dining and retail options, as well as Body Business gym and Northwest Hills Pharmacy. Nearby, historic County Line Bar-B-Q is a lakeside Austin favorite.

Further west at Capital of Texas Highway and RR 2222 is Bull Creek Market, another outdoor shopping complex with a Waterloo Icehouse, Kid Clips, the Tuscan restaurant Siena, and various retail stores.

On the lake, Ski Shores café has been an Austin lakefront landmark since the fifties! Walsh Boat Landing, located beside Tom Miller Dam, offers lakefront restaurants like Mozart’s Coffee Roasters and Hula Hut Tiki-Mex Restaurant.

Ten minutes south of Lake Austin, The Village at Westlake offers a specialized HEB grocery store (Westlake Market) and various dining options from La Madeline and IZUMI sushi to P. Terry’s Burgers. Residents also enjoy its specialty retailers: Tyler's Sports, Provencal Home & Garden, Bright Beginnings & Beyond, and more.

For upscale shopping and dining, residents drive five miles up Capital of Texas Highway to the high-end, outdoor, 45-store shopping center called The Arboretum. “It has a beautiful, shady park with life-size marble cows, a walking trail and pond,” said Weller. The Arboretum’s small herd of cows was designed by artist Harold F. Clayton.

Austin Restaurants Hula Hut

What is it like to live on Lake Austin? Lake Austin offers some of the most desirable waterfront real estate in Central Texas. With a constant year-round water level, Lake Austin waterfront homes offer excellent boating opportunities and unparalleled sunset views of the stunning Texas Hill Country. Lake Austin feels like a secluded getaway, but is only minutes from Central Austin.

Waterfront homes on Lake Austin range from stunning masterpieces of luxury to humble 1970s homes, however many of these older homes are giving way to new development in response to the increasing property values of waterfront real estate in this region.

Lake Austin homeowners also enjoy access to the best public schools in the Austin area. The exemplary rated Eanes school district covers much of the area, and nearly all campuses in this region are exemplary rated regardless of their greater district ratings.

Lake Austin living allows quick access to several marinas and boat ramps, however many waterfront homes will have boat docks directly attached to the property. There are also several parks in the area that homeowners can use for public boat launches and recreation.

Lake Austin Schools

Lake Austin homes may be zoned for the Eanes Independent School District, the Austin Independent School District, the Lake Travis Independent School District, or the Leander Independent School District. School boundaries can be fluid so always check with your Regent Property Group agent and with the district of your choice for verification.

Eanes ISD Homes on Lake Austin

The Eanes Independent School District portion of Lake Austin generally spans along and to the south of the lake (the Colorado River) and along and to the north of Barton Creek. A small portion of homes just east of MoPac, to approximately Barton Creek, also are part of Eanes ISD. Zoning for Eanes spans westward to approximately just west of Commons Ford Road.

Some of the Eanes ISD neighborhoods along Lake Austin include the Point at Rob Roy, Aqua Verde, Windy Cove, Rockcliff Estates, Lakeplace, and Lakeshore, among many others. There also are many neighborhoods off of the main body of Lake Austin but instead along its tributaries. Further back from the water are even more homes and neighborhoods that enjoy views of Lake Austin.

On the southern portion of the lake that is closest to MoPac (Loop 1,) some of the homes are zoned for Austin Independent School District, including some of the homes in the area of Lake Austin Boulevard, Redbud Trail, and Stratford Drive.

Austin ISD Homes on Lake Austin

The Austin Independent School District portion of Lake Austin generally spans along the north side of the lake, which is part of the Colorado River. Most homes on this north side will be Austin ISD, with districts not beginning to change until north of RM 2222. The exception to the school boundaries is the general area of central Austin/MoPac (Loop 1.) Here, the boundary juts south of the lake. Some homes along Lake Austin Boulevard, Redbud Trail, and Stratford Drive therefore are zoned for Austin ISD, as well as those off of Ridgewood Road.

The Woods of Greenshores, Briarpatch, Hidden Valley, Waterford Place, Mount Bonnell Village, Mount Bonnell Terrace, Waters Edge, and some portions of Tarrytown are neighborhoods along Lake Austin that are zoned for Austin ISD.

Lake Travis ISD Homes on Lake Austin

The Lake Travis Independent School District mostly encompasses homes in the Lake Travis area, but there are some homes along Lake Austin, before it transitions westward to Lake Travis, that are in this district. Lake Travis ISD homes along Lake Austin include some of the following areas: homes along Big Horn Drive, the neighborhoods of Illakee and Horseshoe Bend Estates, and homes off Ladera and Resaca Boulevard. Just east of Resaca Boulevard is where homes transition back to Eanes ISD.

Leander ISD Homes on Lake Austin

The Leander Independent School District spans a portion of homes on the north side of Lake Austin, beginning at approximately City Park Road, westward. River Pointe, Waters Edge at River Place, River Place, Riverfront Estates, Sleepy Hollow, River Bend, and Steiner Ranch are some of the Leander ISD neighborhoods along Lake Austin. The large, master planned community of Steiner Ranch is notable because its location is near where Lake Austin and Lake Travis transition into one another.
