Nestled on a forested hillside overlooking West Austin, the neighborhood of Greenshores sits perched between Emma Long Metropolitan Park and the banks of the Colorado River. As testament to its stunning designs, a few of the high-end custom homes of this prestigious Lake Austin community were featured in the 2010 Parade of Homes for the high-tech innovations and energy-efficient building materials incorporated into their architecture.
Residential construction in Greenshores features around 200 spacious custom homes on oversized, wooded home sites, many featuring panoramic Lake Austin or hill country views. Most of its building took place in the mid-2000s and continues in newer parts of the community where lots are still being sold. The newest subdivisions of Greenshores (The Woods at Greenshores, Greenshores at Lake Austin, and The Overlook) feature non-waterfront homes built mostly in the last five years, typically priced between $600,000 and $1 million. The slightly older waterfront properties (most of which are found in the gated section known as The Landing) start around $1 million and can top off around $12 million for a multi-acre estate.
“Homes in The Landing are gated and right next to the private park on the water. Our home is just up the hill in an un-gated section called Greenshores at Lake Austin. Just up the hill from us and across Pearce Road is The Overlook,” explained Weller. “It still has empty lots for sale. There are newer, gated sections of Greenshores just around the bend. The Woods is a ways further down Pearce Road. It’s brand new, gated, and mostly empty lots.”
Outside, Greenshores designs feature all-sides stucco or stone masonry and vary from Tuscan-influenced to more contemporary styles. Most offer wrought iron fencing, and many have resort-style pools, outdoor kitchens, casitas, or a third garage for a boat. The West Austin neighborhood of Greenshores is situated west of the Pennybacker Bridge and south of RR 2222 on a hillside overlooking Lake Austin. A quick drive from RR 2222 via City Park Road, it borders Emma Long Metropolitan Park. The community is composed of four sections, each with entrances along Pearce Rd.
Served by the Austin Independent School District (AISD), the zip code in Greenshores is 78730 and the MLS area is RN. Greenshores is about 38 minutes from the Austin-Bergstrom International Airport and about 23 minutes (about 15 miles) from downtown Austin via RR 2222.
The homes of Greenshores were built by a variety of custom home builders, including Master’s Touch Custom Homes, Stoneway Builders, Russell Eppright Homes, Monterrey Homes, and Meritage Homes.
Established in 2004, the Greenshores on Lake Austin Property Owners Association is a registered non-profit. Dues are $67/month and collected annually. The Woods of Greenshores has a separate homeowners association.

“The neighborhood is also within walking distance of lakeside Emma Long Park and Ski Shores café. Both are great Austin landmarks,” added Weller.
For a day by the pool or a round of golf or tennis, card-carrying Greenshores residents visit River Place Country Club (3.2 miles NW) or Austin Country Club (1 mile E). Founded in 1899, the Austin Country Club is one of the oldest country clubs in Texas. It offers ten lighted tennis courts, a heated pool, 57 boat slips, a fitness facility, men’s and ladies’ locker rooms, the Harvey Penick learning center, and an 18-hole golf course.
Gym-lovers can hit the weights at Anytime Fitness at nearby Ladera Bend Shopping Center. Archers will appreciate that the Austin Archery Club is just across the street from Greenshores.
For camping, hiking, boating, and picnicking, Greenshores residents enjoy being adjacent to Emma Long Metropolitan Park. One of the largest parks in Austin, it features facilities for RV camping and tents, 12 miles of hike and bike trails, 151 picnic tables, 68 BBQ pits, fishing piers, several swimming areas, four volleyball courts, a splashpad, a basketball court, bathroom facilities, and more.
The 477 acres of Bull Creek Park is just a mile up Capitol of Texas Highway (Loop 360). The park is divided into two parts, Upper and Lower. The Lower section extends from Spicewood Springs Road to Lakewood Drive. It features a fishing pier, swimming areas, a volleyball court, and 5.8 miles of trails. The Upper section consists mainly of creek-side trails and has an off-leash area for dogs. It connects St. Edward’s District Park to Spicewood Springs Road and Old Lampasas Trail. Residents also enjoy hiking the 54 acres of West Bull Creek Greenbelt, located just across RR 2222.
For incomparable sunset views, residents can hike up the cliffs beside famous Austin landmark, Pennybacker Bridge. It’s less than a quarter-mile away by boat, or six miles away by car. Watersport aficionados will appreciate the Loop 360 three-lane boat ramp under the Pennybacker Bridge. Shaded by Cypress and Sycamore trees, it includes a grassy area for fishing and picnics.
Austin Public Library’s Old Quarry Branch is four miles east on Village Center Drive off of Far West Blvd. Established in 1976, it was built on a property that once held a 100-acre, 30-foot deep limestone quarry — thus the name!
Across the Coldwater Creek valley from Greenshores (about four miles by road) is a theatrical gem. Built on the banks of Lake Austin, the privately-owned Curtain Theatre is home to Austin’s only historical Shakespeare company, “The Baron’s Men,” as well as Austin Shakespeare Festival. Built by software developer Richard Garriott, it hosts various public performances year-round.
Shopping and Restaurants
“The nearest place to eat and shop is Jester Village Shopping Center. It’s just up City Park Road on 2222,” said Weller.
Jester Village includes Tesori gift shop, a nail salon, a chiropractor, a dentist, a children’s clothing store (Sabi Kids), a childcare facility (Children’s Center of Austin), a dance studio, an Italian Bistro (Bellagio’s), and more. Residents also enjoy eating at its Bamboo Grill. Next door at the new Ladera Bend Shopping Center, they can visit Anytime Fitness or Aveda concept Salon and Spa, with more stores coming soon.
Further west at Capital of Texas Highway and RR 2222 is Bull Creek Market, another outdoor shopping complex with a Waterloo Icehouse, Kid Clips, Siena Tuscan Restaurant, and various retail stores like Chase Tile and Lacrosse.
For upscale shopping, West Rim residents drive five miles up Capital of Texas Highway to the high-end, outdoor, 45-store shopping center called The Arboretum. It includes a beautiful, oak-shaded park complete with gravel walking trail and fountain. “We love the cows,” said Weller. The Arboretum’s park includes a small herd of life-size marble cows by artist Harold F. Clayton.
Afterward, residents might hop across Mo-Pac to shop at Gateway Courtyard Shopping Center. Its storefronts include Crate and Barrel, Whole Foods Market, Giada Rocco, Avant Salon & Day Spa, Capezio, REI, and Run-Tex, not to mention the popular Gateway 16 Regal Cinema.
When the weather is hot or rainy, residents appreciate that the 180 specialty retailers of indoor Barton Creek Square Mall are just six miles south. With a gourmet food court and a movie theatre, it’s one of the largest malls in central Texas.
A variety of grocery store options surround Greenshores. “Just across 2222 in Jester Village is Jester Market. It’s locally-owned,” said Weller. Target and H-E-B are 4.5 miles northwest, at the corner of RR 2222 and RR 620. A half-mile further is a Wal-Mart Supercenter.
