Located in the fourth fastest growing city in the United States, Forest Oaks is an outstanding example of what happens when first-class local and national builders come together to provide residents with a well thought-out, master-planned community in a beautiful hill country setting. A heavy hitter in the Cedar Park real estate market, Forest Oaks offers new and resale homes in a variety of styles and sizes.

These well-built homes, all located within a couple of miles of academically recognized schools, are within close range of a full service hospital, movie theater, retail shopping, fine dining, and major employers like Dell, Apple, Google, and Seton Northwest.

Tim McDonald lives in Forest Oaks with his wife Lori and their children. “What do we love most about Forest Oaks?” he asked. “Great schools, great parks, great location, great people.”

Homes in Forest Oaks

two story house in Forest OaksConstructed beginning in 2000, the neighborhood of Forest Oaks is newer than surrounding subdivisions and features a variety of largely brick homes with good-sized backyards and access to luxurious, master-planned amenities and greenbelt areas. Most homes in this neighborhood have front entry garages, vary from 3- to 4-side masonry construction, and range in price from $200,000 to $300,000. Some are as large as 4,500 sq. ft.

DR Horton built the northernmost portion, which consists of cottage-styled homes priced around $150,000. Exterior siding, covered front porches, white picket fences, and rear entry (alleyway) garages characterize these charming properties. Fashioned after the "Hyde Park" homes of days gone by, some have as little as 1,350 sq. ft.

This means there is something for everyone in Forest Oaks, including plenty of buildable lots. Of the nearly 1,500 expected at build-out, 671 homes currently comprise the neighborhood.

Crockett rd intersection in Forest Oaks SubdivisionIt’s important to note that the 183A toll road runs fairly close to homes on the western-most side of the Forest Oaks subdivision, thus there is a traffic noise-reducing wall built behind the homes in this section. Homes in the center of the community, on the other hand, often back up to the greenbelts of Forest Creek Park. These properties sell the fastest on the Forest Oaks market.

Assessed yearly by Williamson County, the City of Cedar Park, and Leander ISD, tax rates in Forest Oaks are significantly lower than Austin and other areas: approximately $2.60 per $100 of appraised property value (2012 rates).

Quick and easy access to Capital MetroRail, which runs daily from Lakeline Mall to downtown Austin, makes commute-by-train an additional option.

“I commute into Austin every day,” said McDonald. “My wife works at the elementary school. Forest Oaks is the perfect place for us.”

Forest Oaks Amenities

The Forest Oaks community offers a park-like setting, complete with neighborhood amenities everyone can enjoy!

forest oaks community parkForest Oaks Park, a lush 2.5-mile greenbelt great for hikers, bikers, and runners in need of an oak-shaded retreat, runs like a sylvan sash across this pretty neighborhood. It is a popular destination for picnics, play dates, and other outdoor fun.

When the heat gets to be too much, residents enjoy exclusive access to two video-monitored amenity centers: the neighborhood Clubhouse and the Swim Center. “The community center is perfect for meetings and birthday parties. Its pool has a great slide and a covered baby pool. It's ideal for cooling off in the summer with the kids,” said McDonald.

The Clubhouse is centrally located at 105 N. Lynnwood and offers children's play areas and plenty of parking. Carefully designed, the grounds have a natural Texas feel locals love. Residents rent the Clubhouse for local meetings, celebrations, and other events, or splash and dive in its large pool and baby pool. Children enjoy the pool’s special water features, like a half-pipe slide.

neighborhood swimming poolThe Swim Center, on the south side of the neighborhood (at 708 South Lynnwood Trail), has a junior Olympic-size swimming pool, a wading pool for little ones, sparkling play equipment, a sport court, and a covered pavilion. Both parks enjoy access to nearby hiking trails.

Looking for a round of golf? Twin Creeks Country Club, Avery Ranch Golf Club, Balcones Country Club, Crystal Falls, and Woodland Greens Golf Center are all within three miles of Forest Oaks. For water-lovers, beautiful Lake Travis is only 10 minutes away and offers swimming, fishing, boating, waterskiing, windsurfing, and over 20 marinas.

Parks

Forest Oaks residents enjoy close proximity to Brushy Creek Lake Park and Trail System. Just south and east of the neighborhood, this 20+-acre system features tennis courts, a pool, soccer fields, playscapes for the kids, picnic facilities, hike and bike trails, and ball fields.

A mile west, Buttercup Creek Cave Preserve offers 92 pristine acres of natural hill country. Many of its karst limestone caves protect endangered species. Visitors can hike, bike, or stroll.

Elizabeth M. Milburn Community Park is a beautiful 42-acre park about three miles northwest. It has everything: an Aquatic Center, a lap pool with recreational slide, a basketball court, four baseball fields, six soccer fields, five volleyball courts, two tennis courts, a playscape, climbing wall, community garden, pavilion, concession stand, picnic area, and more! McDonald’s family visits Milburn Park for outdoor movies, concerts in the park, and the Heritage Festival.

“The Crown Jewel of Cedar Park,” Veterans Memorial Park honors Cedar Park veterans in all four branches of the military, while offering various amenities. Kids can climb on a state-of-the-art playscape, Fido can play with canines his own size in the three-section Bark Park, and adults can soak up some sun by the 8,500-square-foot pool complex or while having barbecue at the pavilion.

Forest Oaks definitely has it fair shares of places to work out, with Curves, Gold’s Gym, and Lifetime Fitness within two miles. There is also the Cedar Park Recreation Center, the Williamson County YMCA, and the Cedar Park Youth League, which serves 2,000 kids a year playing baseball and softball.

Libraries

Book-lovers head to 23,000-square-foot City of Cedar Park Library, located at 550 Discovery Blvd. With toddler story times, craft sessions, book clubs, and dozens of other community events, it offers something for everyone.

Cultural

Every holiday season, the 400-year-old Heritage Oak Tree twinkles with over 60,000 lights. To celebrate its annual lighting, citizens enjoy free live music, carriage rides, games and prizes, inflatables, photos with Santa, and arts and crafts in Heritage Oak Park.

For basketball and hockey games, concerts, or an international performance like Cirque de Soleil, residents head to nearby Cedar Park Center.

“We took the kids to visit the Cedar Park Sculpture Garden last weekend,” said McDonald. “They liked being able to touch and experience art outdoors under the sun, and we liked not having to herd them through a museum or keep them from putting their hands on everything.” Cedar Park’s new Sculpture Garden features a dozen sculptures by central Texas artists.

Residents also enjoy heading down to buy fresh produce and artisan foods at the weekly farmer’s market in the parking lot of Lakeline Mall. It was voted #1 Farmers Market in Texas by fans in 2010 and ranked in the top 20 Favorite Large Farmers Markets in the U.S. in 2011.

For a day of culture, many residents drive a half-hour into downtown Austin to visit the Thinkery, the Blanton, The Bullock Texas History Museum, The Long Center for the Performing Arts, and more.

Shopping and Restaurants

Forest Oaks is located only minutes from large shopping complexes with a wide selection of restaurants and retail stores.

Just north of Forest Oaks off 183A, 1890 Ranch Shopping Center offers a Cinemark theatre and 46 retailers including Academy Sports & Outdoors, Gymboree, Natural Grocer, and Plato's Closet. McDonald and his family head there to eat at LongHorn Steakhouse or Takara Asian Bistro.

Railyard Shopping AustinLocated next to an actual rail yard, Rail Yard Shopping Center features Railyard Cleaners, Hair Station, Shooter’s Billiards, Spotlight Karaoke and Sports Bar, and more. Not to mention, it houses 1431: one of the city’s favorite 24-hour diners! CR Surf & Turf is another local favorite. Next door at The Depot center, the Austin Steam Strain Association makes its home, in addition to Fuzzy’s Taco Shop.

Lakeline Mall is an indoor shopping mall with a Regal 9 Cinema and over 150 popular stores. As far as food, it offers options like Chili’s, Applebee’s, and Phil’s Philly Grill. Nearby Parkline offers a Chipotle and big box options like Home Depot, Sport’s Authority, Kohl’s, and Bed Bath & Beyond.
