Cherry Creek Neighborhood in Austin Texas

The neighborhood of Cherry Creek is located in South Austin (see Austin homes for sale) in 78745 (see 78745 homes for sale) and 78748 (see 78748 homes for sale). Its MLS map location areas are 10N and 10S. Its proximity to Mo-Pac (aka Loop 1) makes Cherry Creek ideal for commuters, with a distance of 10 miles to downtown Austin.

The subdivision stretches from Slaughter Lane to the south to Stassney Lane to the north, and the main N-S thoroughfare through Cherry Creek is Westgate Blvd. The neighborhood’s western perimeter is Brodie Lane, and its eastern perimeter is Manchaca Road. There is an additional section of Cherry Creek on the east side of Manchaca Rd. near Garrison Park. Cherry Creek on Brodie is a small enclave in the midst of the greater Cherry Creek.

The Cherry Creek neighborhood can be accessed by 290 W/Ben White Blvd. to the north, IH 35 to the east, and South Mo-Pac Expressway to the west.

Established in the late 60s, the neighborhood of Cherry Creek contains almost 3,000 homes, covers 2 square miles, and retains a population of approximately 8,000 residents. Developed in several stages between the late 1960s and 1990s, prospective buyers encounter a wide variety of affordable home styles. A stroll through the neighborhood reveals well-manicured lawns and one- and two-story homes, many of which are constructed from brick. The subdivision also features a few condos and duplex units. Most homes range from 3-5 bedrooms, and 1-3 bathrooms.

The neighborhood of Cherry Creek is located wholly within the City of Austin and has the same tax rates as other nearby subdivisions. The prime taxing entities are Travis County, Austin ISD, and the City of Austin. Cumulative tax rates in late 2011 were around $2.32/$100 of assessed property value.

Neighborhood Amenities

In Cherry Creek, residents have access to a multitude of nearby amenities, from pools, playgrounds, and parks to tennis courts and jogging/bike paths. Though recreational facilities are not within the subdivision, they can be found at nearby parks. Here are some beautiful parks located within minutes of Cherry Creek:

Longview Park spans 20 acres and is home to a picnic area with barbeque pits, a playground, basketball courts, a multipurpose field, and a short hiking trail. 

Garrison Park sits along Manchaca Road and is another popular gathering spot, with baseball and softball fields, several picnic areas, a swimming pool, and more.

Dittmar Park is toward the southern edge of the neighborhood and features three lighted basketball courts, a multi-purpose field, and a picnic and barbeque area. 

Nearby Karst Nature Preserve (containing Goat Cave) protects part of the underground water system and cave network known as Edward’s Aquifer. Interested in learning more about the aquifer system? Karst Preserve offers Cave Day each year in mid-March.

Lady Bird Johnson Wildflower Center is two miles away and is a great spot to visit, with 16 themed gardens including a butterfly garden and children’s garden.

Other nearby parks include: the Veloway (3+ mile track for bicycling and rollerblading), Blowing Sink Preserve, Maple Run Park, Silk Oaks Park, Dick Nichols District Park, Mary Moore Searight Park, the Metro Park at Circle C Ranch, Grey Rock Golf Club, Armadillo Neighborhood Park, Joslin Park, Latta Branch Greenbelt, Bauerle Ranch Park, and Piney Bend Neighborhood Park.

For the fitness-oriented, small, medium, and large gyms abound in South Austin within three miles of Cherry Creek (Planet Fitness, Gold’s Gym, Lifetime Fitness, and 24 Hour Fitness). Golfers can "play a round" at the nearby Grey Rock Golf Club on the south side of Circle C Ranch or at one of the City of Austin's courses (Jimmy Clay or Roy Kizer).

Retail Shopping

The relatively new Escarpment Village is two miles away on Escarpment Boulevard and Slaughter Lane. The shopping center is filled with upscale retail stores, several dining venues, and other conveniences like a bank, hair salon, and HEB grocery store. 

The Shops at Arbor Trails is a new shopping center close by at William Cannon and Mo-Pac. The site contains a brand new Whole Foods Market, as well as a Costco, Staples, and dozens of popular small shops and restaurants. It also has a forested, gravel-covered walking trail and a playground. 

The Westgate Shopping Center lies to the north of the neighborhood and is home to several dining venues and retail locations. Popular spots include Regal Cinemas, Whole Earth Provision Co., Progress Coffee, Amy’s Ice Cream, Treehouse, and Central Market. The center also has Café Monet for family fun and the very popular yoga studio, Yoga Yoga.

A couple miles to the East of Cherry Creek is Stassney Heights Shopping Central, which offers restaurants like Logan’s Roadhouse, Romano’s Macaroni Grill, Chili’s, Twin Peaks Restaurant, Texas Land & Cattle, and Chipotle, as well as a Lowe’s and a Fiesta. Around the corner is a Trudy’s, the Regal Metropolitan Theatre, and not-to-be-missed Umi’s Sushi.

Residents of Cherry Creek have additional shopping opportunities at centers along Brodie Lane (Brodie Plaza), Slaughter Ln. (Tanglewood Village, Shady Hollow Village), William Cannon Blvd.(Cannon Oaks Shopping Center and Towne Square), and Stassney Lane (Cherry Creek Plaza). These centers include stores like Edible Arrangements, Thrifttown, Tuesday Morning, Jo-Ann Fabric and Craft Store, RadioShack, and CVS.

The neighborhood is also within three miles of large newly developed retail complexes like Southpark Meadows, Sunset Valley on Brodie Lane, and Brodie Oaks Shopping Center.
