More than 40 subdivisions, all within the Old West Austin Historic District, wind between Shoal Creek and MoPac Expressway. The northernmost of these, composed of almost 800 charming mid-century homes, is Bryker Woods.

Bryker Woods is home to a well-preserved collection of early to mid-century cottages, recognized for their architectural and historic significance. "Bryker Woods residents value the historical aspect of the neighborhood,” said Edward A. Tasch, neighborhood association president from 2004-2007.

Also coveted for its greenbelt access, convenient central Austin location, elementary school, and vibrant neighborhood association, Bryker Woods homes for sale hold a special allure for Austin buyers. “It’s central, traditional, quiet, safe, and convenient,” said resident Bill Woods.

Offering proximity to the University of Texas campus, nearby hospitals, and to the Capitol complex, Bryker Woods attracts UT staff members, medical professionals and administrators, and local politicians, to name a few.

Along with Old Enfield and Pemberton Heights, Bryker Woods was one of Austin’s original automobile suburbs and is part of the Old West Austin Historic District. OWAHD was voted among the “10 Great Neighborhoods in America” by the American Planning Association in 2007.

"What we love are the nice old trees, the quiet streets, and the older Bungalow-style homes, which give character to the neighborhood,” shared Bill Woods. Bill has served on Bryker Woods’ Board of Directors for over 30 years. “I've lived there since 1978, and it's a wonderful neighborhood. I'm doing everything I can as a volunteer to keep it as nice as it's always been.”

Platted in 1936 by developers J.C. Bryant and McFall Kerbey, “Bryker” combines the first three letters of their last names. Neighborhood origins, however, trace back to 1886 when William Theile plotted a 14-lot subdivision along Shoal Creek. The block still exists today at Kerbey Lane at 34th Street. The final subdivisions of the neighborhood, Belmont 1 and Belmont 2, were constructed between 1951 and 1955.

Single story house in Bryker Woods neighborhood“The street I live on is named after Brigadier General Funston,” noted Woods. Jefferson Ave., Harrison Ave., and Madison Street were named after United States presidents. The street Happy Hollow was named after developer Dr. "Hap" Brownlee.

With the 1975 opening of MoPac (Loop 1) and re-zoning of 35th Street, increased traffic and development led to the formation of a neighborhood association to protect Bryker Woods. The Bryker Woods Neighborhood Association has been dedicated to the preservation and improvement of the neighborhood ever since. All properties within Bryker Woods are now zoned SF-3, curtailing development. ''We don't like people coming in and tearing down houses and building McMansions,” explained Woods, who serves as current association treasurer.

With homes for sale just northwest of Central Austin, Bryker Woods exists within area code 78703 and in MLS section 1B. Its northern boundary is 35th Street, while Westover Rd. forms its southern boundary. The neighborhood lies between MoPac on the west and Shoal Creek on the east.

Motorists on MoPac Expressway may access Bryker Woods by exiting either Westover Rd. or 35th Street. From North Lamar, it can be accessed from 34th Street and 29th Street. The main north-south corridor through Bryker Woods is Jefferson St.

Bryker Woods is about 10 minutes (3 miles) from downtown and about 26 minutes (11 miles) from the Austin Bergstrom International Airport.

Neighborhood Associations

For $30 each year, residents can join the Bryker Woods Neighborhood Association. The neighborhood association is very active in supporting Bryker Woods Elementary School, as well as working with the historical landmark commission in trying to preserve and protect the neighborhood.

"We sponsor a newsletter that is published four times a year, and we sponsor four major activities a year,” shared Treasurer Bill Wood. These include the Shoal Creek Cleanup, National Night Out, Picnic on the Parkway, and a July 4th gathering and parade. The BWNA also delivers the latest Bryker Woods news via RSS Feed (i.e., LISTSERV), Twitter, and a Yahoo Group.

Residents also may choose to join the Old West Austin Neighborhood Association for $20 annually, which is open to all residents in Old West Austin (Bryker Woods, Pemberton Heights, and Old Enfield).

City parks near Bryker Woods provide endless recreation opportunities for residents.

City park near Bryker WoodsThe 76 shady acres of the Upper Shoal Creek Greenbelt form its eastern border, with access to six miles of hike and bike trails. Along the creek, visitors pass a large covered pavilion, low-water rock crossings, a dog park, even a beautiful outdoor theatre with limestone benches under giant Live Oak trees. The trail culminates at Pease Park, where Austinites have celebrated the famed Eeyore’s Birthday Party for over half a century.

Just across Shoal Creek is Bailey Park (.4 miles SE). Its swings, splash pad, multi-purpose field, and lighted tennis courts are a popular gathering place for Bryker Woods picnickers and private school students from nearby St. Andrews.

Less than a mile east, Central Park (by Central Market) centers around one of the oldest living Live Oak trees in Austin. A shady, all-ages playscape abuts gravel walking trails that encircle a large duck pond, complete with nodding cattails.

To see koi ponds covered with lily pads, and peacocks strutting across a 2-acre cottage garden, Bryker Woodians head just a mile west on 35th St. to Mayfield Park. This park also contains a 21-acre nature preserve crisscrossed with wooded walking trails.

Bryker Woods residents can enjoy a round of golf at one of three nearby courses: Westwood Country Club (1.4 miles NW), Hancock Golf Course (1.6 miles E) at 41st Street in Hyde Park, or Lions Municipal (2 miles SW) “Muny” off Enfield Road.

To lift weights or take fitness classes, residents head to nearby Fitness on Fifth, BFree Yoga, Kerbey Lane Pilates, Anytime Fitness, Dane’s Body Shop, or Fitness 360 at the Triangle.

Libraries

As far as libraries are concerned, Texas State Library is just a mile north of Bryker Woods on Brazos Street. Nearby Howson Branch Library is on Exposition (.8 miles W). A mile and a half northeast is another Austin public library, Yarborough. UT’s Perry-Castaneda Library (1.7 miles SE) is also close by, while LBJ Presidential Library is only a couple miles southeast on Red River Street.

Cultural Offerings

For a little bit of history and culture, residents visit the Texas Military Forces Museum at nearby Camp Mabry off West 35th Street. Austin Museum of Art at Laguna Gloria is another 35th Street favorite, offering art classes throughout the year for all ages. The Neill-Cochran House Museum, a mile south on San Gabriel, demonstrates the Greek Revival architectural style of Abner Cook, and Thursdays are always free at the Blanton Museum of Art on MLK (2 miles SE).

Shopping and Restaurants

Bryker Woods is encircled by a variety of Austin shopping hubs.

The retail and restaurant establishments along the 35th Street corridor are convenient and within walking distance. The intersection at Kerbey Lane, for example, offers a cluster of unique eateries that were once houses (like the original Kerbey Lane Café, Russell’s Bistro, and Pasta & Co.) and boutique stores such as P.S. I Love You, Baby Coco, Hayden Avery, and Embellished Cottage.

Just North of Bryker Woods, Jefferson Square Shopping Center is an outdoor shopping complex where residents head for luxury items like tailored suits (Capra & Cavelli) and fine linens (Feather Your Nest). Afterward they may meet a friend for the perfect cup of joe at Anderson’s Coffee or a slice of rich Belgian chocolate cake at Russell’s Bistro.

For gifts, Zinger’s hardware store is only ¾ of a mile east (beside Central Park). This upscale outdoor shopping center also houses Clarksville pottery, Gap, and Blue Elephant clothing boutique. After an afternoon of shopping, locals grab a meal or snack at Central Market, and listen to live music while the kids play on the huge outdoor playscape. Or, they may cross the street for vitamins and vittles at beloved People’s Pharmacy, or a steaming cup of jasmine tea at Coffee Bean and Tea Leaf Co.

Just a half-mile east, lushly-landscaped Twenty Six Doors offers Bryker Woods Residents a unique collection of quaint luxury shops, not to mention gelato at Téo and Tex-Mex at Santa Rita Cantina. Its eclectic stores include The Needle Works, Adelante Boutique, Rootin’ Ridge Toymakers, Bell and Bird Jewelry, Rae’s Cosmetics, and Hair’s Lair.
