Ridge at Lantana Market Update November 2008

Ridge at Lantana Homes: So far this year (January 1 – November 14, 2008) 13 homes sold in Lantana with a median price of $124.54 per square foot ($410,000), a median size of 3,267 square feet, and averaging 60 days on the market.  During the same period of time in 2007 there were 16 homes sold with a median price of $132.32 per square foot ($378,781), a median size of 3,051 square feet, and averaging 49 days on the market.  This is a 5.9% median sold price decrease when comparing 2008 to 2007.  However, sales volume is steady compared to other Austin neighborhoods and sales prices have remained strong compared to the national real estate market.

Ridge at Lantana Market Update 3rd Quarter 2008

Great news for the Ridge at Lantana in Southwest Austin!  Austin real estate home sales picked up significantly in Lantana in the third quarter (Q3) of 2008 with 8 homes sold - 5 homes sold in September alone.  However, the median price for these Austin homes in our neighborhood is down 6.5% when comparing 3Q 2008 to 3Q 2007 but it is only down 3.1% for the year (Q1-Q3 2008 compared to Q1-Q3 2007).  So far this year (Q1-Q3 2008) 13 homes sold compared to 12 homes in the first three quarters of 2007. 

So while the overall city of Austin has a 22% decrease in the number of homes sold and an increase of 1.5% in median prices for the year (Q1-Q3 2008), Lantana has experienced the converse with an 8% increase in the number of homes sold and a 3.1% decrease

Ridge at Lantana Statistics September 2008

While single family home prices in the Ridge at Lantana are still robust, overall median prices have reduced slightly by 3% and the number of resales are down 25% compared to 2007.  Homes willing to price competitively seem to be getting sold.

On Friday, September 12 there are 17 homes listed for sale and 4 homes pending sale in Lantana.  These homes have a median list price of $133.70 per square foot ($448,990), median of 3,502 square feet, and averaging 102 days on the market. The median list price is 7% higher than the median price of sold homes in Lantana so far this year, which is a reasonable spread compared to the overall Austin market.

Home resale prices continue to dip in 2008, although those homes willing to price aggressively seem to be getting sold.

Between January and July of 2008 the Ridge at Lantana had 7 homes sell with a median sold price of $124.54 per square foot and 3,267 square feet.  This compares to 9 homes that sold during the same period of time in 2007 with a median sold price of $127.78 per square foot and 3,064 square feet.  There are currently 12 homes listed for sale and two homes pending sale in Lantana. 

During the month of July Lantana had two homes sell with a median sales price of $114.02 per square foot and averaging 4,035 square feet.  In July of 2007 there was only 1 home sold for $135.34 per square foot and 3,312 square feet.  One home sold in June

Austin Real Estate Ridge at Lantana Market Update 2nd Quarter 2008

Home sales have picked up in the Ridge at Lantana when comparing the 1st Quarter 2008 to the 2nd Quarter 2008!  In Q1 we reported only 1 home sold and 2 pending while in Q2 there have been 4 homes sold and 2 are pending sale.  Homes averaging 2000-3000 square feet are selling in the $140-145 per square foot price range and homes averaging 3000-4000 square feet are selling in the $115-125 per square foot price range.  This means that homes in the 2000-3000 square foot price range are selling for 5-8.5% less than they are asking and homes in the 3000-4000 square foot price range are selling for 4-11.5% less than they are asking.  Homes with 4,000+ square feet have not been selling although there is one home with over 4,000 square feet that is pending sale –

Austin Texas Neighborhood Ridge At Lantana Featured In New Robert Rodriguez Movie Called Shorts!

It was quite a surprise to see Robert Rodriguez and his car parked in front of my house on Monday.  He was in the midst of filming his newest movie called Shorts, a family film about a rock that grants wishes to those in possession of its powers.  The result is a small town called Black Falls getting turned upside down.  This new movie stars James Spader, Leslie Mann, William H. Macy, and John Cryer, all of whom were on-site at the Ridge at Lantana for filming at one point or another throughout the last month.

Ridge at Lantana Market Update 6/10/08

According to the Austin Board of Realtors 4 homes have sold in the Ridge at Lantana since January 1, 2008 averaging $128 per square foot, a 3.8% average price reduction compared to the 6 homes sold during Oct. & Nov. of last year.  Currently, there are 18 active listings averaging $136.88 per square foot ask price and two pending listings averaging $136.33 per square foot.  So homes in the Ridge at Lantana are asking an average of 6.5% higher than they are selling.

Sold: Since 5/1/08 no homes have sold
Pending: There are two homes currently pending sale including 7400 Bonniebrook Dr asking $132 per square foot ($524,900 with 3,972 square feet) and 5821 Terravista Drive asking $140.52 per square foot ($357,900 with 2,547 square feet).
Withdrawn: 2 homes
