It has been a great year for the Austin housing market! We have experienced an 11.7% increase in homes sold, along with a 6.9% increase in sold prices and a 21% decrease in days on the market.
October 2012 was strong with a 33.4% increase in homes sold and a 14.3% increase in median sold prices. Inventory continues to stay very low, with a 27.4% decrease compared to this time last year. Amazingly, interest rates have decreased to an average of 3.40% for a 30 year conventional loan today with 0.7 fees/points down per freddiemac.com. The Austin unemployment rate (Austin-Round Rock-San Marcos) reduced slightly from 5.9% in August 2012 to 5.3% in September 2012, which is a healthy unemployment rate.

Austin voters in the Central Health district approved Proposition 1, which will raise revenue allowing the University of Texas at Austin to establish a medical school, a site for a new teaching hospital, and other projects aimed at expanding services to indigent patients.
Proponents of the measure heralded a need for additional health care services and resources in the Austin area. Opponents cited an unnecessary increase in already relatively high property taxes and pointed to other medical institutions created without property tax dollars.
- Austin homeowners: Approval means the countywide health care tax will rise 63 percent, from 7.89 cents to 12.9 cents per $100 of assessed value, boosting average property tax bills by $107.40 to $276.79 in 2014.

Warren Buffett's company Berkshire Hathaway is acquiring Prudential's real estate agent network from Brookfield Asset Management and launching a new brokerage brand for those agents. Berkshire and Brookfield will start Berkshire Hathaway Home Services and begin switching agents to the new firm in 2013.
According to the Real Estate Center at Texas A&M University, Warren Buffett's purchase of Prudential shows he believes real estate is on the road to recovery.
