Austin Unemployment and Austin Real Estate Market Update April 2010

The Austin unemployment rate (Austin-Round Rock-San Marcos) decreased slightly from 7.1% to 7.0% in April 2010 with 6,400 more people employed in Austin-Round Rock-San Marcos in April 2010 than the previous month due to an increase in the Civilian Labor Force by 6,200 people and a decrease in those unemployed of 200.  January’s unemployment rate was the highest rate on record since 2000 in the Austin-Round Rock-San Marcos area so the decrease in unemployment is welcome. In comparison, during the same time period the State of Texas unemployment rate decreased from 8.2% in March 2010 to 8.1% in April 2010.  The United States decreased unemployment from 10.2% in March 2010 to 9.5% in April 2010. Figuring out what title company provides the lowest cost and best service in Austin Texas can be difficult at best. Each title company tends to designate their fees differently, which makes it difficult to compare the fees of one title company to another. In order to get a better cost comparison between Austin title companies, I’ve compiled title company fee information from over 25 home purchase/sale transactions. The results are varied and subject to error given the many cost variables associated with each transaction.    My disclaimer is that the group of transactions that I have compiled does not represent every title company in Austin, nor does it take into account customer service levels. Frankly, there have been very few bad experiences that…

Austin Texas Real Estate Market Update and Statistics April 2010

The Austin real estate market shows improvement during April 2010, partially as a result of the home buyer tax credits that expired at the end of April.  The City of Austin experienced a 4% price per square foot increase and a 4.8% total dollar increase for single-family homes sold during April 2010 compared to April 2009. There was an 8% increase in the number of homes sold and it took 7.7% less time to sell a home during April 2010 compared to April 2009.  Furthermore, there was a 48% decrease in supply of homes for sale with only 3 months of current inventory for single-family homes in the city limits of Austin. This means that at the current rate of sales, if no more homes were listed for sale starting today, every home listed for sale in the City of…
