Austin Unemployment and Austin Real Estate Market Update February 2010

The Austin unemployment rate (Austin-Round Rock) decreased from 7.6% to 7.2% in February 2010 with 6,200 more people employed in Austin-Round Rock in February 2010 than the previous month due to an increase in the Civilian Labor Force by 3,400 people and a decrease in those unemployed of 2,800.  January’s unemployment rate was the highest rate on record since 2000 in the Austin-Round Rock area so the decrease in unemployment is welcome. In comparison, during the same time period the State of Texas unemployment rate decreased from 8.6% in January 2010 to 8.3% in February 2010.  The United States decreased unemployment slightly from 10.6% in January 2010 to 10.4% in February 2010. The Austin unemployment rate (Austin-Round Rock) increased from 7% to 7.6% in January 2010 with 7,300 fewer people employed in Austin-Round Rock in January 2010 than the previous month due to a decrease in the Civilian Labor Force by 1,500 people and a decrease in those employed of 5,800.  In comparison, during the same time period the State of Texas unemployment rate increased from 8% in December 2009 to 8.6% in January 2010.  The United States increased unemployment slightly from 9.7% in December 2009 to 10.6% in January 2010. Have you noticed that the news headlines have turned a corner lately? While the economy is still struggling, it seems that we have turned a corner from the all encompassing gloom and doom to a new sense of hope for the future. There may still be a sense of unknown about the future, but this feeling is changing and it is certainly refreshing to see things leveling out.    For the Austin home market, there is an overall sense of stability and hope for the future. During February 2010, the number of homes sold was down 6.5% compared to February 2009. However, this will most certainly change with the upcoming expiration of the current home buyer tax credits at the end of April 2010. There was a 1.5% increase in the median single-family sold price per…
