Austin Unemployment and Austin Real Estate Market Update October 2009

The Austin unemployment rate (Austin-Round Rock) remained flat at 7.2% in October 2009 from 7.2 % in August and September 2009 with 3,600 more people employed and 200 less people unemployed in Austin-Round Rock in October 2009 than the previous month due to an increase in the Civilian Labor Force by 2,600 people.  In comparison, during the same time period the State of Texas unemployment rate increased from 8.1% in September 2009 to 8.1% in October 2009.  The United States unemployment remained flat at 9.5% in October 2009. Austin-Round Rock continues to be significantly lower than the National Average.

Austin Texas Real Estate Market Update and Statistics October 2009

The Austin real estate market was strong during October 2009 compared to October 2008. There was a 21% increase in single-family homes sold, a 1.8% increase in the median sold price per square foot, no change in days on market, and a huge decrease in supply. The median sales price decreased from $241,500 to $225,000, which indicates that people are buying less expensive homes while paying slightly more per square foot for these homes. While this uptick in the market could be attributed, at least partly, to the first-time homebuyer tax credit that expires at the end of November, the fact remains that inventory is extremely low in the city limits of Austin and sales are steady. Furthermore, the Austin unemployment rate remained steady from 7.2% in August…
