The Barton Hills area was born when William Barton built the first pioneer homestead by a spring on the southern bank of the Colorado River. A hundred and sixty years later, that spring is known as Barton Springs and that part of the river, Lady Bird Lake.

Established as a modern-day neighborhood in the 1940s and 50s, Barton Hills witnessed a surge of growth in the 50s, with construction continuing through the late 90s. Overall, 1,585 lots are spread across its 535 acres.

Although Barton Hills is a small residential community, it is very popular. Residents believe it is one of the few neighborhoods in the city that retains the true character of Austin as far as landscaping, architecture, and atmosphere. "78704-Ever” bumper stickers are a constant among its “Hip Zip” aficionados.

A stroll through the beautiful, hilly community reveals mid-century ranch-style homes and bungalows, as well as traditional homes and luxury condos – many with skyline views and greenbelt frontage. New construction and full renovations are also a common sight.

Many residents of the Barton Hills neighborhood are members of its active Neighborhood Association, which requires a $10 yearly fee. The Association creates and regulates neighborhood rules, plans events and parades throughout the year, and distributes a monthly newsletter to residents. It also leads a neighborhood watch and other programs.

The neighborhood of Barton Hills is located in South Austin in 78704. Its MLS Map Location is area 7, and it is about two miles from downtown Austin. Barton Hills’s proximity to MoPac, Barton Springs Road, and South Lamar Blvd. make it ideal for commuters. The commute to downtown Austin from Barton Hills is approximately 10 minutes. Barton Hills is 20 minutes from the Austin-Bergstrom International Airport.

Barton Hills is bounded by Lady Bird Lake and Zilker Park to the north, the Spyglass-Barton’s Bluff neighborhood to the west, and South Lamar and Zilker neighborhoods to the southeast. Basically, its northernmost line is drawn by the path of Barton Creek and its greenbelt running from Zilker Park southwest to MoPac. On the west, Barton Hills is bound by Barton Creek’s Gus Fruh Park. Its southernmost line is South Lamar, which jumps up Barton Skyway to form a northeastern line made by Rae Dell Avenue, Rabb Road, and Robert E Lee Rd.

As far as access from major highways, Barton Hills can be reached easily by Ben White/Hwy 71 by heading north on South Lamar, from MoPac (Loop 1) by heading east on Barton Springs Rd., and from IH35 by taking Riverside Dr. to South Lamar Blvd.

Barton Hills Amenities

In Barton Hills, residents have access to a multitude of amenities. Foremost, it backs up to the 351 gorgeous acres of Zilker Park, which include a lakeside hike and bike trail, playground, miniature train, dog park, and a plethora of green space well known to lovers of the annual Austin Kite Festival and the world-famous Austin City Limits (ACL) festival.

Barton Hills is also just next door to the Austin Botanical Gardens, Umlauf Sculpture Garden, the Austin Nature and Science Center, and Barton Springs Pool: a 1,000 foot-long, spring fed lap pool that stays open all year and boasts a constant 68-degree temperature!
